Questions to Ask Any Builder, and Red Flags

Ask these of every builder you talk to, including us.

Who is actually on my site?

Ask who manages the trades on site, and who your single point of contact is.

Is the price fixed?

Ask what could make the price go up. A good builder finds site conditions at the site walk, not on a later bill.

Who inspects each phase?

Ask if an independent inspector with no stake in the job checks steel, plumbing, and electrical before they are covered up.

What does the warranty say?

Ask for it in writing: shell, plumbing and electrical, equipment, and finishes, with terms.

A price before a site walk

No builder can price your yard accurately without walking it. They also need an official survey that shows your boundary lines and easements.

A large deposit up front

Payments should track the build phases, not run ahead of them.

“Allowances” instead of selections

Vague allowances become change orders. Selections should be named.

Skipping the permit, or leaving it to you

Permits and inspections protect you. A builder who avoids them is a red flag.

How do I finance a pool?

Most of our clients use an unsecured home-improvement loan, a home-equity loan or line of credit, or cash-out refinancing. We work with lenders who specialize in pool construction, and pre-qualification does not affect your credit. Funding is staged to the build so you never pay ahead of the work. See our Financing page. Are the starting-at ranges real?

Yes. They are where each package starts. Your price comes from your 3D design and is itemized line by line on your agreement. Nothing is added unless you approve a change order in writing.

How long does the whole thing take?

Once design and permits are done, building your pool takes 12 to 14 weeks. You get a realistic schedule in writing when you sign. If any date has to move, your project manager tells you first.

What is the biggest cost driver?

The overall size of the pool and its shape, then the addition of a spa. After that, finish, decking, features, and site conditions. The equipment package matters less than people expect, and upgrading it is often the best value.

What comes standard with a Little Coconut pool?
